Dear Commissioners,
Unfortunately it has become clear that despite your best efforts the Specific Plan is not working. If Stanford is allowed to use up 95% of the allowable commercial square footage and build this project where they propose, this will create a host of problems.
First, as I understand it, nearly all other owners of commercial property will find that they are unable to expand their square footage. This will hardly be accepted.
Second, it will create many more automobile trips than residential housing and certainly far more than senior housing.
Third it will greatly worsen the existing jobs housing imbalance and quite likely expose the city to lawsuits and/or sanctions for being out of compliance with state mandates.
Fourth, it will almost certainly increase pressures to revive the proposal to connect to a Willow Road expressway, which would negatively impact residents of that neighborhood.
This is a difficult problem, but hasty agreement will create a cascade of negative consequences. Please listen to the residents and rethink the process.
