 We strongly support the staff recommendation that changes be made to the Menlo Park sign ordinance and/or signage approval process as it applies to the DTSP.

 The Menlo Park sign ordinance was written with size restrictions that are appropriate for the typical scale commercial structures in MP. It allows for a maximum of 100 sf of display area per lot (MPMC 16.92.110(2)).

 Station 1300 will be one lot with three buildings: two office and retail buildings facing El Camino Real and Garwood and a third residential and retail building facing Garwood and Oak Grove. The current code would, for example, allow less than 100 sf of signage for the entire 450 ft El Camino Real frontage, which will include two restaurants, perhaps ten retail spaces, a main entry with signage, and two office buildings with perhaps several tenants. The allowed signage is orders of magnitude less than what is appropriate for a business to be successful.

 Consequently, the ordinance must be amended or an exception process created to permit retail and other businesses in large-scale developments to have the appropriate amount of signage to be successful.
