Sequoia Belle Haven Senior Housing

Mayor and City Council,

We are excited about the final action relative to MidPen's Sequoia Belle Haven Senior Housing project, the long planned redevelopment of the 1200 Block of Willow Road which your Council will consider Tuesday evening. Your approval of the abandonment of the right of way represents the last step in the formal entitlement process for this project,. As you may know, prior to the last City Council meeting and Planning Commission hearing, we adjusted the right of way area to be retained by the City as requested by City staff to provide the desired flexibility for future improvements to Willow Road.

Following Council's approval Tuesday evening, MidPen plans to apply for tax credits after of several years of planning and community engagement. Approval of the right of way is required for a qualifying tax credit application.

We look forward to continuing to work collaboratively with the City to resolve final details for the project as we move towards an early 2016 construction start. As has been previously discussed with Council, we will incorporate a local live work preference in the project, representative of the city's investment and as allowable in conformance with Fair Housing and other funder requirements.
